Entertainment Property Trust asked SBLM to conceptualize and design the rebranding and revitalization of a 1,200,000 sf amusement center. New Roc City, formerly known as the Shoppes at New Rochelle, was originally built as an entertainment complex with an indoor amusement park as the largest single tenant. Other tenancies included an ice skating rink, a bowling alley, restaurants, and a cinema. A supermarket occupied the lowest level, which was accessed independently from the rest of the center. When the new owners wished to redevelop the center as a retail complex. SBLM completed several different studies that explored ways to reconfigure the center's entrances, vertical transportation, and circulation patterns to attract a wide variety of retailers, including big box department stores, junior boxes, and traditional mall shops. SBLM also studied the exterior facade of the complex and developed several concepts for reskinning the center to promote the new retail shops.
